Central point is a residential and business complex with a two-story underground garage, located in the urban core of Podgorica. The complex is divided into seven underground and eight above-ground construction phases, the total gross area of which is 146,560 m2.
The number of floors of the buildings is P+9, with the flagship building on the corner having P+18 floors, while the total number of residential units in the complex is 1,655.
There are no traffic lanes or parking spaces planned on the plot itself, that is, on the ground floor, due to the fact that a unique underground garage was built under the entire complex, intended for stationary traffic with a total of 2,200 parking spaces.
The corridor for the passage of intervention vehicles through the complex is planned according to current regulations, while the entry of other vehicles for supply or technical-utility activities is controlled. Access to the garage is provided via three entrance-exit ramps, one of which is intended for the public garage, and two for tenants.
The specificity of the location and the attractiveness of the planned contents, both in the subject and in the neighboring locations, resulted in a special dedicated to pedestrian traffic and communications, as well as landscaped green areas.
This complex offers tenants facilities in a central city location, with a quiet zone on the ground floor intended for pedestrians with facilities such as: landscaped green areas and planters, fountains, a rest area, a children’s playground, pedestrian promenades covered with a steel pergola-canopy, etc., all with the aim of creating the best possible conditions for the life and work of future users.
